In this guide
This guide covers what they are, who qualifies, and the deadlines that matter in Broward County.
What the homestead exemption does
If the home is your permanent residence, the homestead exemption removes up to $50,000 from your assessed value and activates the Save Our Homes cap, which limits your assessed value's annual growth to 3% or the change in CPI, whichever is lower.
The March 1 deadline
The regular deadline to file for homestead is March 1 for the tax year. Late applications are now accepted up to the TRIM appeal deadline, but the clean path is to file with the Broward County Property Appraiser as soon as the home is your primary residence.
Portability — carrying your benefit to a new home
When you sell a Florida homestead and buy another, up to $500,000 of your accumulated Save Our Homes benefit can transfer to the new home. You claim it with Form DR-501T, and it must be filed within 3 tax years of abandoning the prior homestead. If this is your primary residence and no homestead exemption shows on the roll, you can file for it with the Broward County Property Appraiser.
Other exemptions to check
- Senior (low-income), for qualifying homeowners 65+
- Veteran and disability exemptions, including total exemptions for certain service-connected disabilities
- Widow/widower exemptions
- Ask the appraiser's office which additional exemptions may apply to your situation.
