Find out if your home has crossed the line to drop PMI

Private mortgage insurance on a conventional loan can come off once you build enough equity. PaxGuard estimates your loan-to-value from public records; your loan statement confirms it.

Example home. Your result uses your county's records.

The method

How it works

The Homeowners Protection Act lets you request cancellation at 80% of your original value. The bigger one: Fannie Mae and Freddie Mac allow it on your home's current value — 75% if seasoned 2–5 years, 80% if longer.

We estimate your eligibility from your purchase price and current value, and draft the cancellation request letter you send to your servicer.

  1. Model the loan

From your purchase price, date, and current value range — across likely down-payment scenarios.

  2. Check both tests

The HPA original-value path and the Fannie/Freddie current-value path.

  3. Draft the letter

A ready-to-send cancellation request when you've crossed the line.

In your result

What you get

  • Your estimated LTV across scenarios
  • Which cancellation right applies
  • FHA and VA loans, which follow other rules
  • A cancellation request letter
