See if a property tax appeal would actually lower your bill

PaxGuard reads your county's live assessment roll and shows whether an appeal looks worth filing for your home, or whether a missing exemption matters more.

The method

How it works

Florida runs your tax bill on assessed value, not market value — and for long-tenured owners the Save Our Homes cap already holds it down. An appeal that lowers market value can change nothing.

This tool reads your county assessment roll, computes your Save Our Homes differential, and sorts your home into one of three verdicts: appeal-worthy, exemption-gap, or already optimized.

  1. Read the roll

We pull your just value, assessed value, exemptions, and sale history from the county appraiser.

  2. Run the triage

We compute your cap differential and compare your value-per-square-foot against qualified nearby sales.

  3. Get the verdict

A plain-English answer — and if you're appeal-worthy, an evidence letter and Form DR-486 sheet you file yourself.

In your result

What you get

  • Your appeal-worthy / exemption-gap / optimized verdict
  • A TRIM-deadline countdown for your county
  • Missing homestead & portability flags
  • An evidence pack when an appeal is warranted
